Covenant violations
There have been many covenant violations noted through out Canongate Village recently. The most common violations recently noted are,
1.The storage of trailers and RV's on properties without a proper screening.
Per the Covenants and By-Laws:
Article VIII Section 8. Trucks, Recreational Vehicles and Trailers.
No trailers of any kind, trailer houses, boats, other recreational vehicles, or trucks larger than a pick-up truck shall be parked on any Lot, (or at the curb or on the street in front of any Lot), except in garages or behind screening so as not to be visible from the street or other Lots.
Any screens shall conform to the exterior design and quality of the dwelling on the same Lot, [and needs prior approval of the ACC]. Nothing contained herein shall prohibit the use of portable or temporary buildings or trailers as field offices by contractors during actual construction.
If you currently have a boat, trailer, camper, etc. that is visible from the street or other lots, you are in violation.
2. Unapproved house and property renovations or changes.
If you are planning to change your house color, install a fence, add an addition, deck, or a new structure (including storage shed, play house, garage, boat dock, etc.) to your home or lot, you must first obtain approval from the Architectural Control Committee (ACC). This information is provided on the CGV website, and an ACC request form can be downloaded, completed and sent to the ACC chairperson.

Please remember that if you are in violation of any Covenants and do not rectify the violation, you will be at risk of a fine. Your voting rights and your right to use the Common Property being will also be suspended for as long as you remain in violation, breach or default.
While it is your responsibility as a homeowner to read, understand, and follow the Covenants and By-laws, if there is an extenuating circumstance that may cause a you to be in violation, please contact the ACC as soon as possible so that they can work with you or help find an alternate solution
